Pre-Listing Inspection

The wave of the future?

Like our Standard Inspection, our Pre-Listing Inspection consists of a visual inspection of your home from roof to foundation. The goal of the inspection is to objectively identify material defects in the systems, structures and components of the home. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first!

More and more Vendors, and Real estate agents are realizing the benefits of a pre-listing inspections for the following reasons:

1. It allows the vendor to see their home through the eyes of a professional unbiased independent party.

2. It helps the vendor and Realtor set a realistic price for their home before the for sale sign goes up.

3. The vendor will know ahead of time what repairs/improvements may be required or just disclose and sell as is.

4. Defects don't become negotiating stumbling blocks, they are known upfront before the house is listed and negotiations begin.

5. It reduces liability by assisting the vendor with professional supporting documentation in addition to their disclosure statement.

6. It does not prevent the buyer from obtaining their own inspection. In many ways it works to the both the buyer and seller advantage because now the buyer has two opinions and the seller has two opinions about their property.

7. Optional home orientation is available that familiarizes the purchaser with the home and the findings for a small additional fee.

The inspector will report on those systems and components inspected which, in the professional opinion of the inspector, are significantly deficient or are near the end of their service lives. The inspector will also endeavor to provide a reason why, if not self-evident, the system or component is significantly deficient or near the end of its service life. In addition, our inspectors will include their recommendations to correct or monitor any deficiencies noted in the inspection report.

Our inspection reports are compiled and delivered within 4 days, and accompanied by digital photographs. In addition, our reports are backed by an inspector that is professionally certified and has been inspecting properties locally since 1991.
